Role Description :
The Superintendent is responsible for overseeing all day-to-day operations on the job site(s), ensuring that all subcontractors and trades are scheduled ahead of time and are meeting the project's schedule, safety requirements, and quality standards.
She/ He will be a critical point of contact for tracking project progress and identifying any potential issues that could impact the timeline or quality. She/ He will play an active role in ensuring subcontractors show up on time, are performing their tasks as scheduled, and reporting any delays or risks that may affect the overall project.
Key Responsibilities:
Execute on non-negotiables:
- Daily logs with photos, progress updates, and key field notes
- Maintain a rolling action item list, updated and addressed daily
- Develop and communicate 4-week look-ahead schedules
- Weekly progress reporting (15–30 mins per project) covering progress, risks, issues, and next steps
- Track, document, and communicate all field changes and potential change orders promptly
Supervise Subcontractors and Labor:
- Monitor subcontractors and workers on-site to ensure they are adhering to the schedule and completing their tasks on time and according to specifications.
- Ensure subcontractors show up as scheduled and perform work per the quality standards. Address any performance or behavior issues immediately.
Progress Tracking and Reporting:
- Regularly track the progress of each trade on-site and identify any potential delays, quality issues, or risks.
- Provide daily updates on project progress including photos and written logs that reflect the status of work completed, any delays, and issues encountered.
- Collaborate with the Project Manager to ensure project timelines and deliverables are being met, while also flagging any areas of concern that could impact schedule, quality, or budget.
Scheduling Coordination:
- Schedule labor ahead of time per the 4-week look ahead schedule
- Ensure that subcontractors are provided the plans, materials, and/or other required items needed to execute
Safety Compliance and Site Management:
- Enforce safety regulations on-site and conduct daily safety meetings with workers and subcontractors.
- Ensure compliance with all applicable safety standards, managing potential risks proactively and maintaining a safe work environment for everyone on-site.
Quality Control:
- Oversee and inspect the quality of work on-site, ensuring that all work meets the design specifications and company standards. Address any quality issues promptly to avoid delays.
Inspection Coordination:
- Ensure that necessary inspections are scheduled and passed as required by local building codes. Coordinate for any re-inspections or issues that may arise.
Materials Management:
- While the Project Manager is responsible for materials ordering and delivery, you will oversee the on-site storage and handling of materials.
- Ensure that materials are available when needed and stored correctly to avoid damage or delays.
Team & Process Development:
- Contribute to defining improving our Standard Operating Procedures (SOPs), quality checklists, and construction standards documentation and processes
Problem Solving and Issue Resolution:
- Address and resolve on-site issues related to subcontractor performance, scheduling conflicts, or other unexpected challenges. Escalate major issues when necessary.
Company Leadership Communication:
- Maintain regular communication with the company’s leadership team, providing them with updates on project status, challenges, and any potential issues that may need their attention.
- Participate in periodic meetings with company leadership to review project milestones, budgets, and overall performance.
- Work collaboratively with leadership to ensure that all projects align with company goals, budgets, and high standards of quality.
Qualifications & Skills :
- Experience : 8+ years in a superintendent role, with experience in luxury home or high-end residential construction preferred. Experience at a highly regarded custom home builder (e.g., Tatum Brown, Coats Homes, faulkner perrin, or similar) is a must.
- Leadership Skills : Ability to lead and motivate a diverse team of subcontractors and workers.
- Communication : Excellent communication skills with subcontractors, the Project Manager, company leadership, and other team members.
- Problem-Solving: Strong ability to identify and resolve on-site issues, balancing the needs of the project with available resources.
- Construction Knowledge : Proficient in construction processes, scheduling, quality control, and safety regulations.
- Technical Skills : Familiarity with project management and documentation software (CompanyCam, Buildertrend, etc.) is a plus.
Working Conditions:
- Full-time, on-site position at various job sites.
- Rarely, irregular hours or weekend work may be required based on project needs.
- Ability to lift, move, and carry materials occasionally.
